1. Property presentation

Each listing specifies whether the property is offered for sale, for rent or both. It presents its main features: location, floor areas, rooms, amenities and conditions of access to communal areas.

Living areas, built areas, outdoor areas and land areas are distinguished where indicated. Photographs and descriptions must accurately represent the property; illustrations or simulations are identified as such.

2. Prices and fees

For a sale, the financial information specifies the asking price, any fees and the person who bears them, as well as the costs and taxes to be anticipated.

For a rental, the offer specifies the price applicable to the stay or period concerned, mandatory fees, optional services and any security deposit.

Detailed financial terms are provided before any commitment is made.

3. Property documents

Depending on the nature of the transaction and the applicable regulations, the file includes information relating to ownership, charges, occupancy, administrative status and the necessary authorisations.

Statutory information documents, including the abbreviated information document — Documento Informativo Abreviado (DIA) — or the information sheet applicable to second-hand homes, are provided where required, in accordance with the statutory procedures and deadlines.

4. Energy performance

Where energy certification is mandatory, the advertisement presents the statutory information from a valid, registered certificate. The corresponding documents are handed over or annexed to the contract in accordance with the applicable rules.

Any exemption must be justified. The statement “in progress” does not replace energy information required for advertising the property.

5. Tourist rentals

Tourist rental advertisements display the required statutory identifiers and specify the authorised occupancy capacity.

The booking, payment, cancellation and stay conditions are set out in the rental terms and conditions and in the specific offer.

6. Location and further information

The public map may show an approximate location, clearly indicated as such. This presentation neither delays nor replaces the provision of legally mandatory information.
